Anne Flaherty, economist at realestate.com.au, says this pocket of the city has an abundance of local schools, universities and parklands, which makes it a great fit for families. Plus, its surrounding nature is matched by its wealth of local amenities.

“One of advantages of this particular area is how connected it is,” Flaherty says. “There’s lots of retail amenity — it has everything you need. But at the same time, it’s not very far from the Dandenong Ranges and has easy connectivity to the CBD.”

Suburbs where rents haven’t gone gangbusters

The rental crunch continues to see prices soar in most parts of the country, but renters can still find desirable suburbs where they’ll be paying the same, if not less than pre-pandemic.

As life post-Covid normalises, rents are edging back to what they were in 2019, but new analysis from PropTrack shows some pockets still have medians that haven’t budged.

“While population growth has restarted and international students are returning, they are not yet at the same levels we were seeing pre-Covid,” PropTrack economist Anne Flaherty said.

“Suburbs that rely on these residents are continuing to see rents below pre-COVID levels.

“With white collar workers spending less time in their offices, many are continuing to favour outer suburban and regional areas, hampering the recovery of inner-city areas.”

Suburbs in Melbourne and Sydney have seen the biggest decreases in price since March 2020.

Carlton North: Victorian pad scores $310k bonus at auction

14 Amess St, Carlton North, scored a huge result under the hammer.

A renovated, single-fronted Victorian home in Carlton North scored a mega $310,000 premium under the hammer on Saturday.

The three-bedroom pad at 14 Amess St was completely refurbished about 12 years ago, now featuring polished timber floorboards, three spacious bedrooms, two bathrooms and a stylish kitchen with Miele appliances.

Four buyers fought for the keys at auction, which Nelson Alexander Carlton North director Nicholas West said mostly attracted downsizers and “empty nesters”.

Seattle landlords accused of conspiring to raise apartment rents

Several of the largest property management companies operating in Seattle conspired to drive up rents and decrease competition, three lawsuits filed this month allege.

The cases, filed in federal court in Seattle, focus on the use of RealPage software, which gathers information about rental units and rent prices and uses an algorithm to recommend how much landlords should charge.

The complaints claim that by exchanging detailed and “competitively sensitive” information, RealPage and the landlords have illegally created a “cartel” to set prices in violation of antitrust laws.

The widespread use of RealPage has increased rents across the country and in Seattle neighborhoods such as downtown, Capitol Hill, the Central District, South Lake Union and Queen Anne, the complaints allege.

The lawsuits, filed on behalf of tenants, cited an investigation by the nonprofit news outlet ProPublica that was published in October and detailed the use of RealPage in Seattle and other

1a Carboona Ave, Earlwood NSW

When Rachael and Anthony Brown purchased their Earlwood property in 2003 for $530,000, they had one goal in mind: transform the south west suburb into a tropical oasis.

Over their 19 years at 1a Carbonne Ave in Earlwood, the Browns have utilised 110 plants and various exotic types of timber to shield their property from passers-by and use their personal tropical rainforest to escape from busy Sydney surrounds.

Listed via Ray White Earlwood agents Kieran Gianoudis and Dean Vasil, the two bedroom and two bathroom tropical home is steps away from the Cooks River and a five minute walk to Tempe Station.

This tropical paradise is expected to sell in the mid $1m range.
