Arcos by Graya sold for $8.2m in 2022 in one of the biggest home sales of the year in Brisbane.
NEARLY $200m was splashed on 20 homes across Brisbane in 2022, with half of the properties selling for more than $10m each.
So far in 2022, Brisbane has recorded 36 home sales worth more than $5m each, according to Herron Todd White valuers.
That’s not as strong as 2021 when a record 52 sales were recorded over $5m, but the decrease is more about a lack of listings at the top end.
We’ve compiled a list of the top 20 reported home sales of the year in the Queensland capital:

1. 673 Musgrave Rd, Robertson

Taking out first place is this brick house near Sunnybank Plaza sold in March for a whopping $17.25m to a local developer, who has not been revealed.
Jimmy Lu of Ray White Sunnybank Hills, who negotiated the sale of the six-bedroom house on nearly 1ha in Robertson, said there was no sign of the market slowing down in the Sunnybank area, with locals looking to capitalise on the expected growth in the lead-up to the 2032 Olympic Games.
2. 154 Virginia Ave, Hawthorne

This property at 154 Virginia Ave, Hawthorne, sold to an opthalmologist for $15m in a deal that settled in January.
The riverfront mansion, which was built on land once owned by former lord mayor Clem Jones, was sold by Ray White Ascot principal Dwight Ferguson.
Owned by doctor and board games designer Peter Hawes for the past 24 years, the property has hosted a range of Brisbane A-listers, including cricketer Jeff Thomson who once used the pontoon as home berth for his charter boat “Queenslander”.

Dubbed Brisbane’s ‘Gucci mansion’, this decadent waterfront home fetched $12.5m earlier this year through Michael Bacon of Place Estate Agents.
The five bedroom, six bathroom, four car garage home was crafted by renowned interior designer Greg Natale and attracted 1.88m online views during its marketing campaign.
4. 35 Morgan St, Ascot

The son of Brisbane billionaire Brian Flannery paid $12m for an Ascot mansion with a Batman tunnel and a hidden ‘bear cave’.
Tyson Flannery recently got the keys to the six-storey trophy home that went viral on social media for its list of personal indulgences.
The property had been listed for just three weeks and was scheduled to go to auction with Matt Lancashire of Ray White New Farm when Mr Flannery made the offer.

A Brisbane family reportedly splashed $11.5m on the 1025 sqm penthouse in Azure Group’s yet-to-be-built One Five Six Oxlade development in New Farm.
The floor space of the apartment monsters the average-sized Queensland suburban house, which resulted in multiple offers from local families.
Simon Caulfield of Place Estate Agents negotiated the sale in January.

Property developers Tom and Emily Dooley sold their Brisbane riverfront trophy home for $10.505m earlier this year.
The luxurious, three-level home at 80 Uhlmann St, Hawthorne, has two swimming pools, a built-in library and a 20m waterfront that sees the river wrap around the house on two sides.
7. 35 and 39 McConnell Streets, Bulimba

These two properties at 35 & 39 McConnell St, Bulimba, sold for $10.4m in 2022.
Two huge Brisbane riverfront properties belonging to the daughter of the late mining magnate Ken Talbot sold for a combined $10.4m in April this year.
Developer Phil Pezzi of Capital Luxury Residences snapped up the neighbouring homes at 35 and 39 McConnell Street in Bulimba from Courtney Talbot.
Jordan and James Navybox from Cohen Handler represented Mr Pezzi, who is exploring either creating one large mansion on the site or building two executive homes.
Ms Talbot put the properties on the market in February with Sarah Hackett of Place Estate Agents, with offers considered for them to be sold separately or as a package.

The Brisbane residential auction record was broken in 2022 with the sale of this riverfront Hawthorne property in July.
The four-bedroom family home on 1215 sqm with a swimming pool, pontoon and boat ramp at 16 Leura Terrace sold under the hammer for $10.21m.
Ray White New Farm agent Matt Lancashire said inquiries came from around the world for the property, which was the former home of the late Jim Kennedy, a non-executive director of companies including Qantas, Suncorp and GWA and one-time owner of South Molle and Daydream Islands.

9. 76 & 76A Windermere Rd, Hamilton

This property at 76 Windermere Road, Hamilton, was one of the two properties to sell in an off market deal.
A Queensland buyer bought these two neighbouring properties in the prestigious northside pocket of Hamilton in pursuit of inner-city acreage.
The dual properties on Windermere Road are expected to be amalgamated into a sprawling, grand estate. Number 76 sits on a 2699 sqm parcel of land and features a five-bedroom Queenslander, manicured gardens and a pool. Neighbouring 76A is on a smaller allotment of 911 sqm.
The deal was brokered by Cohen Handler Queensland’s Jordan and James Navybox, who found the neighbouring properties off-market on behalf of the buyer.

This Brisbane penthouse fetched $10m after a 12-minute inspection earlier this year.
An expat couple with two young children called Sarah Hackett of Place Estate Agents on their way back to Singapore to make the offer for the house-sized apartment, spanning 600sqm, in Cutter’s Landing.

This Brisbane riverfront estate sold for $9m after fierce competition between three buyers.
A week after being passed in at auction, a local family stretched the budget that little bit further to fend off two overseas buyers to claim the keys to 31 Needham Street in Fig Tree Pocket.
Spanning 1.24ha and with a huge 65m river frontage, the unique, Balinese-inspired home is the first property ever designed in Brisbane by renowned architect Shaun Lockyer.

12. 17 Julius St, New Farm

It was a big year for Brisbane developer Tom Dooley, who also sold this riverfront home in New Farm for $8.5m — $2m more than he paid for it in March 2021.
Adcock Prestige principal Jason Adcock marketed 17 Julius Street, which came with development approval for a jawdropping, four-storey, 14.5m tall home to replace the existing residence on the 688 sqm site.

This near-new Mediterranean-style trophy home changed hands for $8.45m in May.
Perched on the Brisbane River bank with a pontoon, the luxury five-bedroom, five-bathroom residence, designed by Greg Natale and inspired by a home on Italy’s southern Amalfi coast, was listed through Matt Lancashire of Ray White.
Set on 760 sqm, the property also came with a pool, manicured gardens and a two-car garage, and was owned by Crystal Club founder Joanne Grootemaat.

14. 43 Union St, Clayfield

A mystery US buyer shelled out $8.2m for this property at 43 Union Street.
Lan Zhang purchased the mansion from car enthusiast Mark Jansen in January.
Adcock Prestige’s Jason Adcock, who handled the sale, said the buyer was moving from California “because the safety of living and working in Australia appeals”.
Jansen and wife, Michelle, who are moving to acreage in the western suburbs, more than doubled their money on the six-bedroom mansion complete with car collector’s showroom.
They paid $4.1m for in 2015.
The property at 43 Union St, Clayfield, has a pool and a car collector’s showroom.
15. 244 Priestdale Rd, Rochedale

This huge property on a well-known road in Rochedale in Brisbane’s south quietly changed hands earlier this year for $8.2m.
Offering 1.8ha of flat, rectangular land opposite Rochedale State High School, the property was snapped up by a developer.

Celebrity builder Rob Gray and his wife, Meghan, sold their luxury Paddington home for $8.2m before the Mediterranean-inspired mansion even hit the market.
The property known as Arcos Villa was snapped up in a private deal negotiated just hours after the upcoming listing was announced on social media by Graya — the cutting-edge construction firm founded by Mr Gray and his brother, Andrew.
It trumps the highest recorded sale price of a single residential lot in Paddington, and comes two years after the build was completed.
Arcos Villa sold for $8.2m.

The “meticulously renovated” house-sized apartment at 602/1 Gray St, New Farm, offers a huge 475 sqm of living space and commands some of the most spectacular river views in the city.
The three-bedroom, three-bathroom penthouse in the Freshwater Apartments complex sold in a deal negotiated by Scott Darwon of Ray White Bulimba.
Records show Mr Noble paid $3.85m for the property in February 2020.
